The Lakeville Village Story

Lakeville Village opened in 2000 and has grown over the years into a 50-site, resident-owned manufactured home community.
But that transition didn't happen overnight. We began the move toward controlling our own destiny in 2014. That's when, with the help of PathStone Corporation and ROC USA, LLC, we formed Lakeville Village, Incorporated that would, on Aug. 4, 2016, purchase and take control of our community.
Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood for people 55 and older. The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.
Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We're running the multi-million dollar business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.
Lakeville Village couldn't be better situated in an area full of natural beauty, close to world-renowned colleges and universities, and a short 25-minute drive to Rochester, N.Y. Our community is a half-mile from Conesus Lake, which includes Vitale Park, where our residents enjoy walking trails, picnics, and free outdoor concerts in the summertime. Only 30 minutes away is Letchworth State Park, known as the Grand Canyon of the East and rated Best State Park by USA TODAY Readers' Choice Award in 2015. Local amenities include beautiful golf courses, a Wegman's grocery store, two wineries, a cidery, as well as fantastic restaurants and shops. Conveniently located on Route 20a, just one mile east and two miles south of I-390, Lakeville Village has spectacular sunsets and scenery in the Genesee River valley.
We are proud of the well-maintained homes on spacious lots in our community and feel lucky that our neighbors are also our friends. Lakeville residents work hard to improve our 55+ community and celebrate with frequent social gatherings. Members borrow books from the free library next to the community bulletin board where they learn about upcoming activities and Board news. Neighbors come together for social activities such as monthly Ladies' luncheons and Men's breakfasts, friendly golf outings, and community-wide events like an annual picnic and a fall harvest dinner.
